Best Passive Solar Features for NSW Homes

A well-positioned living room can be warm on a clear winter morning without switching on a heater, yet remain comfortable during a hot Sydney afternoon. That outcome is not achieved by adding one premium product at the end of a build. The best passive solar features work as a connected design strategy, starting with the site, the floor plan and the building envelope.

For homeowners, investors and small developers in NSW, passive solar design can reduce reliance on mechanical heating and cooling while improving day-to-day comfort. It can also support better BASIX outcomes. However, it must be resolved early, before a Development Application, CDC pathway or construction documentation locks in decisions that are expensive to change.

Start with the site, not the window schedule

Every block presents a different set of opportunities and constraints. North is generally the preferred orientation for main living spaces in Australia because it provides lower-angle winter sun that can enter the home, while being easier to exclude in summer with correctly designed eaves. East and west sun is more difficult to manage, particularly western afternoon heat in summer.

A site assessment should consider true north, slope, neighbouring buildings, existing trees, views, prevailing breezes and privacy. A north-facing rear yard is useful, but it is not the only workable arrangement. On narrow terraces, corner blocks and infill sites, a practical design may use a north-facing courtyard, lightwell or side garden to bring controlled daylight into the centre of the plan.

Planning controls matter too. Building height, setbacks, heritage requirements, bushfire constraints and overshadowing provisions can affect the final form. Good passive design needs to fit within these controls rather than being treated as a separate wish list.

The best passive solar features work together

1. Correct orientation and room zoning

Place rooms according to when and how they are used. Living, dining and family spaces usually benefit most from northern light, as they are occupied through the day. Bedrooms can sit to the east, where morning light is more acceptable, while garages, laundries, bathrooms and storage areas can form a buffer on the western or southern sides where appropriate.

This is not a rigid rule. A coastal home with a strong outlook, or a renovation where the existing structure limits options, may need a different response. The objective is to prioritise comfort in the rooms that matter most and avoid allocating extensive west-facing glazing to spaces that already generate heat, such as kitchens.

2. Glazing sized for the orientation

More glass does not automatically mean a better home. Large windows can improve daylight and views, but they are also a major pathway for unwanted heat gain in summer and heat loss in winter. The right amount of glazing depends on its orientation, shading, frame, glass specification and the room behind it.

North-facing windows can be valuable when paired with fixed external shading. East and west windows are often best kept smaller, carefully positioned and protected by vertical fins, external blinds, screens or landscaping. South-facing glazing provides soft, consistent daylight but generally contributes little direct solar warmth.

The window selection should be considered alongside energy assessment requirements, not after the design is complete. A practical floor plan with sensible glazing is usually more cost-effective than attempting to compensate for excessive glass with higher-specification products.

3. External shading that blocks summer heat

External shading is one of the highest-value passive solar decisions. Once sunlight passes through glass, it becomes much harder to manage. Curtains and internal blinds can reduce glare, but they do not stop the heat from entering in the first place.

For north-facing windows, eaves, awnings or pergolas can be designed to admit winter sun while cutting out the higher summer sun. The exact projection needs to respond to the window height, orientation and local climate. A standard-size eave may look acceptable on elevations but provide limited performance.

East and west glazing needs a different approach because the sun sits lower. Operable external blinds, shutters, vertical screens and deciduous planting can be effective options. Fixed screens need careful design so they provide shade without making rooms dark or restricting ventilation.

4. Insulation and airtight construction details

Insulation is not visible once the house is built, but it has an ongoing effect on comfort and running costs. Roof and ceiling insulation are particularly important, as roofs receive substantial solar exposure. Wall and underfloor insulation also help slow heat transfer and maintain a steadier internal temperature.

The detail is as important as the rating. Gaps around downlights, poorly sealed penetrations, uninsulated bulkheads and incomplete wall insulation can weaken the whole system. Careful documentation gives builders a clear basis for construction and helps avoid performance being lost through rushed site decisions.

Airtightness should be balanced with planned ventilation. The aim is not to seal a home so tightly that it becomes stuffy. It is to prevent uncontrolled draughts while allowing fresh air to enter where, when and how it is intended.

5. Thermal mass in the right location

Thermal mass refers to materials that absorb and release heat slowly, such as concrete slabs, masonry and some tiled floors. When winter sun reaches a well-insulated concrete slab through north-facing glass, the slab can store warmth and release it later as the temperature falls.

Thermal mass is useful only when it can be controlled. A dark concrete floor exposed to unshaded western glass can store unwanted heat through a hot afternoon and keep the home uncomfortable into the evening. In many NSW projects, the better approach is a moderate amount of protected thermal mass in living areas, combined with effective summer shading and night ventilation.

6. Cross-ventilation and ceiling fans

Passive solar design is not only about winter warmth. NSW summers demand a strategy for removing heat. Cross-ventilation uses openings on different sides of a room or home to encourage air movement, ideally aligned with local breezes and supported by a sensible floor plan.

Operable windows, louvres, high-level openings and breezeways can help hot air escape, particularly in double-storey homes where heat rises. Security, rain protection, bushfire requirements and privacy need to be addressed at the same time. A window that cannot be safely left open overnight may have limited benefit during a heatwave.

Ceiling fans are a low-energy addition that work well with natural ventilation. They do not lower the air temperature, but they improve perceived comfort and can reduce the need for air conditioning during milder conditions.

7. Landscaping and outdoor spaces

Landscape design can support the building’s thermal performance. Deciduous trees to the north or north-west can provide summer shade while allowing winter light through once leaves fall. Evergreen planting can screen hot western sun where appropriate, while pergolas and covered outdoor areas can shade glass and extend usable living space.

Planting must be selected and located with maintenance, root growth, drainage, bushfire planning and future solar access in mind. On smaller sites, even a modest courtyard tree or well-placed screen can improve comfort, but it should not create a future conflict with roof-mounted solar panels or required setbacks.

Resolve passive solar design before approval documentation

The most cost-effective time to make passive solar decisions is during concept planning. Moving a living room, adjusting a roof overhang or reducing an oversized west-facing window is straightforward on a drawing. Changing it after engineering, energy assessment and approvals are underway can affect time, cost and documentation.

For renovations and additions, the focus is often on improving the new work without making the existing home less comfortable. This may mean capturing northern light through a new family room, shading exposed glazing, upgrading insulation where walls are opened, or improving ventilation paths through the existing layout. A full rebuild is not required to make meaningful gains.
